Eligible Veterans, service members and certain surviving spouses may qualify based on VA’s service and other criteria. A Certificate of Eligibility documents eligibility for the benefit. It does not replace the lender’s review of credit, income, debts and the property, or guarantee final mortgage approval.

Many eligible borrowers can use VA financing without a down payment. However, available entitlement, the purchase price compared with appraised value and lender requirements can affect the amount you must provide. Closing costs may also remain. Ask for a transaction-specific calculation of cash needed at closing.

VA-backed loans do not require monthly mortgage insurance. A one-time funding fee may apply unless the borrower qualifies for an exemption. Its amount depends on the transaction and other factors. Financing the fee increases the loan balance; ask the lender to verify exemption status and show the fee in your disclosures.

No. Full entitlement can remove a VA county loan limit, but the lender still decides what loan amount your finances and the property support. Borrowers with remaining entitlement have different calculations. The amount shown as entitlement on a COE is not the amount you are automatically approved to borrow.
