Understand property eligibility, household income and costs for the USDA Single Family Housing Guaranteed Loan Program.

The USDA Section 502 Guaranteed Loan Program supports mortgages from approved lenders for eligible households buying or building a principal residence in a qualifying area. It is different from USDA’s Direct Loan and home-repair programs, which have separate requirements. The borrower and property must both qualify.

Eligible guaranteed loans can provide financing without a down payment. That does not mean every transaction needs no cash: closing costs, prepaid expenses or other amounts may remain. Whether permitted costs can be financed depends on the appraisal and program rules. Ask for a complete cash-to-close estimate.

Use USDA’s property-eligibility tool for the exact address and confirm the result with the lender. County or city names alone are not enough to establish eligibility. Some areas outside major urban centers may qualify, but a rural-looking property is not automatically eligible.

Eligibility uses USDA’s household-income rules, which can include income from household members who are not borrowers. Repayment income is a separate calculation used to assess the mortgage payment. Limits depend on location and household size. Ask the lender to review both calculations rather than using only one applicant’s salary.

No. USDA’s public guaranteed-program guidance does not set one universal minimum credit score, but the lender and underwriting process may impose requirements. Payment history and ability to manage debt still matter. Confirm the standards that apply to the lender and program handling your application.

Guaranteed loans have a guarantee fee and an annual fee rather than conventional PMI. USDA’s published 2026 fee schedule lists a 1% upfront guarantee fee and a 0.35% annual fee. Confirm the applicable schedule at commitment and ask how the fees affect the loan balance and monthly payment.

The guaranteed program is for an eligible principal residence, not an investment property or vacation home. Approved purchase-related repairs or rehabilitation can be permitted under program rules. Standalone repair assistance is a different USDA program. The lender should confirm whether the proposed work and property fit the intended financing.

USDA offers refinance options for eligible existing USDA loans, with program-specific requirements. These are not general cash-out loans. Compare the costs, new payment and remaining term, and ask about payment-history, income and benefit requirements for the specific refinance option.
